Ahmedabad is undergoing significant infrastructural transformations, particularly with its ring road projects, which are set to redefine the city's connectivity and urban landscape. Expansion of the Sardar Patel (SP) Ring Road
 

The Ahmedabad Urban Development Authority (AUDA) has initiated a project to widen the existing SP Ring Road from four to six lanes. This expansion aims to alleviate traffic congestion and improve connectivity across the city. The project includes the construction of new flyovers and underpasses to enhance traffic flow without requiring additional land acquisition. The estimated cost for this endeavour is approximately ₹2,200 crore. The project is divided into two phases:
 

  • Phase 1: Covers a 37-kilometer stretch in the eastern part of Ahmedabad.
  • Phase 2: Encompasses a 39.254-kilometer segment in the western region.
     

Proposed Outer Ring Road
 

In its Development Plan 2041, AUDA has proposed the construction of a new ring road, spanning between 100 to 125 Kms, running parallel to the current SP Ring Road. This proposed third ring road, with a planned width of 300 feet, aims to further alleviate traffic congestion and support the city's expansion needs.

  • Enhanced Connectivity: Improved road networks will facilitate easier access to various parts of the city, making peripheral areas more attractive for residential and commercial developments.

  • Emergence of Affordable Housing Zone (RAH): The SP Ring road has up to 1 Km. Depth on the outer periphery dedicated to Affordable Housing Zone allowing FSI as high as 2.7 which is enabling high supply of urban growth in Ahmedabad region.
     
  • Decongestion of Urban Centres: By redirecting traffic away from city centres, these projects can lead to more organized urban growth, enhancing the liability of central urban areas and making them more appealing for high-end residential and commercial projects.
     

Investors should monitor these developments closely, as timely investments in strategically located properties along these new corridors could yield substantial returns.
